Bathroom and kitchen shut-off valves

Lately we are getting more and more inquiries from the owners to help them in shutting of the water in their unit so they can replace the faucets or attend some other plumbing in suite repairs.

For the minor repair such as faucets replacement/repair, gasket replacement, P-trap replacement etc. the owners could stop the water flow internally in shutting off the water valves, also called stop valves. However, those valves are typically tucked into some unobtrusive spot hidden under the caps, making them easy to ignore (see the placement of the shut-off valves and the P-trap).

Most valves are made of chrome brass and over the time minerals in the water accumulate around the stem and harden; the unused valve stiffens and eventually sticks. Of course, most people discover this only when a broken pipe sprays water all over the place.

Since internal plumbing repairs are the responsibility of the owner we would recommend calling a plumber or a contractor. Unit owners are responsible for any action (or lack of action) and if anything goes wrong the owner has to foot the bill.
