Rooftop Patio Project

At our last Annual General Meeting and through our owner’s committee, the York Region Condominium Corporation 878 Board of Directors committed to the owners that we would explore how we could revitalize our rooftop patios.
In order for us to continue this process, we need input from you the owner and the Patio Revitalization Survey is now live. Please take a few minutes of your time to complete the survey and to give us your thoughts on this important community event.

I had the opportunity to attend the Patio Meeting and found that there is a lot of negative energy surrounding this amenity. I am new to the building, so I do not have enough history to comment on many things, but…..
Please do not use all capitals to express yourself, it is like Yelling at someone.
Common courtesy
Actually the listing when I bought my unit this Spring, did say there was a common area deck. So when I went looking for it, to my surprise I found it locked and inaccessible. This area was designated by the builder to be CA and should be open to the owners regardless of having any furniture or BBQ on it, it should be open for everyone to enjoy,and it should be on the daily maintainence roster, as well.
It should be closed after dark for now. The shared security officer should monitor the doors. They should open it at 9am and close it at dusk. Dusk is identified by the weather channel. If there is any security issue the gatehouse should be called. Or the Police, if it comes to that. But I hardly think it would go that far. A camera could be mounted there and a sign saying that it is there.
If there are people who are not flexible enought to accept change, and are upset about raising the standard of the building, then they only upsetting themselves.
If the money is alotted to the patio and approved in this years budget already, then it will be spent. It does not all have to be spend at once, it can be a phased project. Gradually and gently with full transparency. I would like to attend the patio design meetings.
Personally, I am very happy to see that the lobbies and other areas will be renovated and we should all be happy about that expenditure. So now, we can put the sour grapes away and focus on other upgrades with acceptance in our hearts.
It would be nice to see some drawing or sketches of what the renos will be like? Can we post them?
Pro Patio
On another note:
People who purchased the Penthouse units beside the CA patio, saw it on the plan, I am sure they knew it was there and bought anyway.
There are people who are beside the garbage closets on each floor who have to deal with people coming and going all day and night and also the odours and noise of the metal door.
There are people who bought units right beside the dumpsters outside and they have to endure the sounds of the truck every pick up day. Where is the perfect unit? There is no perfect world.
Anyone who is below upper balconies get trash and ashes on their decks and furniture…I lived at Queens Quay and I know people with huge decks that moved out because of this problem. They thought they had bought this wonderful space and there were things falling from the sky all the time. Even lit cigarettes.
If you have not done your research, then buyer beware.
This issue has nothing to do with being flexible, it has to do with using common sense. If you really wanted to upgrade the standards of the building , you would have to spend well over $ 100,000 on a true rooftop patio , a few park benches and flowers is not going to increase the value of your property and neither will a luxury rooftop patio.
The best selling feature of these condo buildings have always been privacy and quiet atmosphere.That will certainly be compromised for the penthouse condos. The most negative aspect is the high maintenance fees and they will increase, they can be kept at same levels for some time, but fees will increase. Let’s not waste any money.
Also, looking at the way garbage is thrown into the garbage cans on the garage level entrance to the building, looks like certain owners are not that much into cleanliness. How will that translate into keeping this patio clean?
Lastly, I had to chuckle. I did not think you could express emotion via email.
So I inadvertently pressed the CAPS Lock key, I didn’t know you could yell via email. How to express sorrow or empathy or joy? Let’s not be too petty.
Clearly there are owners who want the rooftop patios and those who do not. The reasonable and rationale evaluation of the pros and cons is what will define us as a community. As such, the views of all owners need to be addressed, and not just those who live on the PH levels. The views of PH level owners, albeit valued, do not automatically usurp the views of all other owners. We are a community of 106 units with six floors and as such the collective majority view is what should be accepted…
To that end, based on the feedback to our survey and further to the meeting on May 30 with the owners to discuss the patio project, the patio rejuvenation project is on hold until further notice.
